Evaluation of Investment Properties of Real Estate Investment Trusts Traded on BIST in 2024 According to The Fair Value Hierarchy

Synopsis

This study aims to examine the investment properties of Real Estate Investment Trusts (REITs) listed on Borsa Istanbul (BİST) in 2024, in accordance with IAS 40 Investment Property Standard. Utilizing the content analysis method, the study evaluates the consolidated financial statements, footnote disclosures, valuation reports, and independent audit reports of 49 REITs published on the Public Disclosure Platform. The findings indicate that the vast majority of REITs (93.88%) classify investment properties as a separate line item in their financial statements and predominantly employ the income capitalization method and the comparable sales approach in their valuations. The study also reveals that 100% of REITs disclose information about the valuation firms they engage, with the most frequently used firms being "Reel Gayrimenkul Değerleme," "Net Kurumsal Değerleme," and "TSKB Gayrimenkul Değerleme." Among the key audit matters emphasized in independent audit reports, investment properties represent the most frequently cited issue, at 50%, followed by the application of inflation accounting. The results demonstrate that transparency, compliance with standards, and expert input play a significant role in the valuation of REITs' investment properties, thereby enhancing both the reliability of financial reporting and the quality of independent audits.
