The Place of Trade, Traces of Transformation: A Warehouse Building in Kemeraltı

Synopsis
This study examines the architectural characteristics, transformation process, and restitution potential of a former warehouse building located in Kemeraltı, İzmir’s historic commercial center. Situated within the Yemişçiler Çarşısı area, the building is evaluated as part of the storage-oriented commercial structures that developed alongside the expansion of trade activities in Kemeraltı. Although no inscription or direct document indicating the construction date has been identified, an assessment based on building materials, plan typology, façade design, and comparisons with neighboring structures suggests that the building was most likely constructed in the second half of the nineteenth century.
The research is based on an integrated evaluation of physical traces observed during scraping works, archival documents, and existing architectural remains. These data indicate that the building preserves evidence from two distinct phases. In the first phase, the structure functioned as a warehouse with a unified spatial organization, where the ground and upper floors were connected by a wooden floor system supported by iron columns and girders. In the second phase, interventions carried out in 1975 resulted in a functional transformation. During this period, the ground floor was subdivided into five separate retail units by means of partition walls, façade openings were enlarged, and new brick and reinforced concrete additions were introduced, significantly altering the original spatial configuration.
Although the building suffered severe damage following a fire, the surviving architectural traces and archival data provide sufficient information for a restitution proposal. In this context, a restoration and adaptive reuse project grounded in the building’s original architectural character is considered essential for ensuring its physical continuity and for sustaining the historical commercial identity of the Kemeraltı district.
